Heat Regulations & Requirements

Now is the perfect time of year to ensure that your heating system is operating properly and efficiently. To prevent impending trouble with your heating system, we suggest that you have your radiators, boilers, chimneys, oil tanks and thermostats serviced prior to the cooler months. Also, ensure that windows and doors fit tightly, are properly caulked and draft free. This will help keep everyone nice and warm and also reduce fuel bills.
For landlords, from the 1st of September until the 1st of June, you are required to maintain the following, as per Township of Teaneck Ordinance 21-31 and 21-32:
Heat must be furnished for every occupied room in your dwelling, so that the minimum temperature is seventy (70) degrees Fahrenheit between 6:00am and 11:00pm and a minimum temperature of sixty-five (65) degrees Fahrenheit between 11:00pm and 6:00am or whenever the street temperature falls below fifty-five (55) degrees Fahrenheit. You must also contact the Health Department whenever a break down occurs requiring a repair to the heating system.
This would also be a great time to install Carbon Monoxide Detectors and Smoke Detectors. These devices can be purchased at your local hardware store or home supply center.
